4-Eleven Lofts - CitiCentre Project

This 171,125 SF building, located in the heart of Ann Arbor, will contain two parking levels below grade, retail areas at grade, 96 apartments (342 beds) on the upper nine floors, plus a mechanical penthouse. Brick, metal panels, precast, curtainwall, and fixed windows will all lend themselves to the desired exterior modern techy look.

Interior construction will include a concrete topping, metal stud walls with drywall, carpet, vinyl and wood laminate floors, apartment cabinets and appliances, common lounges, and exercise and laundry rooms. Two tractionless elevators will service all floors.

This project presents major challenges in that it is located on a ¼ acre site in downtown Ann Arbor, adjacent to business operations and HV electrical lines. The building design extends from property line to property line, thus allowing for no laydown or staging areas. Because there is no space outside of the building's footprint, a tower crane will be installed in one of the elevator shafts to facilitate construction.
