Construction Management
Construction management (CM) is the overall planning, coordination and control of a project from inception to completion. As your CM partner, we define project responsibilities and the management structure, organize and implement controls including the budget, develop communication protocols, and oversee all construction activities.
Design-Build
In a design-build approach, the owner hires a single entity to manage both design and construction, with the goal of delivering a completed project within a predetermined budget. The design-build team collaborates to create a design that meets the owner’s requirements while staying within budget. A guaranteed maximum price (GMP) is negotiated, and construction begins as the final design is completed. This streamlined process, facilitated by a single contract, saves time and money by fostering collaboration between designers and builders.
Integrated Project Delivery
Integrated Project Delivery (IPD) is a collaborative approach that unites all key stakeholders—owner, designer, construction manager, technical consultants and subcontractors—early in the project. This method integrates people, systems and practices to leverage the collective knowledge and experience of the team, maximizing project value for the owner while reducing waste and enhancing efficiency throughout design, fabrication and construction. By sharing decision-making, risks, and rewards, IPD encourages all participants to prioritize the project’s overall success rather than just their individual roles, often incorporating Lean practices to further boost productivity and outcomes.
General Contracting
The General Contracting, or Design-Bid-Build, model is a traditional project delivery method where the owner hires prequalified subcontractors through a competitive bidding process and may also self-perform certain tasks. This linear process involves developing plans and specifications, which are then advertised for bid. Contractors submit bids based on the exact specifications, and the lowest bidder typically wins the project, often under a lump sum contract. This method is familiar to many owners and follows a step-by-step sequence with no overlap between design, bidding, and construction phases.
