This 10-story building located in the heart of Ann Arbor, contains 15,000 SF of retail space on the ground floor, two underground parking levels and 96 apartments (342 beds) on the upper nine floors as well as a mechanical penthouse.

The apartments have a modern loft design with private bedrooms. Amenities include wood laminate floors, appliances, cable TV/Internet, common lounges and exercise and laundry rooms.

Two tractionless elevators service all floors while the exterior building is comprised of a combination of brick, metal panels, precast, curtainwall and fixed windows, lending itself to a modern look that matches the interior design.

This project presented some major challenges in that it is located on a 1/4-acre site adjacent to business operations and high voltage electrical lines. The building design extends from property line to property line, allowing for no laydown or staging area.

A tower crane was installed in one of the elevator shafts to facilitate construction. Despite the challenges, the project was completed on time and on budget.
