Jackson YMCA Wins 2026 Build Michigan Award

The Jackson YMCA was among four projects selected to receive a prestigious 2026 Associated General Contractors (AGC) Build Michigan Award. Granger team members were honored to join owners, design partners and other industry peers in celebrating during the Annual Meeting and Award Ceremony in Detroit, Michigan.

The project was completed on behalf of the Jackson YMCA, with design partners from Colliers. Other notable contributing partners included Superior Electric and Paul E Bengel Co.

According to the AGC, “the Build Michigan Award was established in 1995 by the Professional Service Provider Member Council of the AGC of Michigan as a way to recognize the excellence of an entire project team.” Winning projects are selected by a panel of judges, and work can span categories including Building Construction $10 Million and Over, Building Construction $10 Million or Less, Federal and Heavy Construction, Construction Management, Design-Build and Environmental.

Jackson YMCA Project Overview

The Jackson YMCA renovation showcases exceptionally inventive solutions delivered under extraordinarily complex, occupied-site conditions—an effort that would have been challenging under normal circumstances, let alone while keeping the facility fully operational and on an accelerated schedule.

The Jackson YMCA project reimagined an aging downtown facility into a modern, community-centered hub after initial plans for a full new build proved financially unworkable. Originally envisioned as a 75,000-square-foot replacement facility, the project was at risk of cancellation when escalating market volatility made the budget unattainable. Granger Construction stepped in with a highly accurate cost model that provided the clarity needed to keep the vision alive. Through a strategic hybrid approach combining new construction with targeted renovation, the team delivered a revitalized, future-focused facility that preserves the YMCA’s history while elevating its mission for decades to come.

Turning an occupied, downtown YMCA into a fully functioning construction site required a high-performing team with deep experience in complex renovations and fast-paced delivery. Granger partnered closely with YMCA leadership, architects and city officials to create a phased plan that maintained operations, protected member access, and kept safety at the forefront. The project demanded exceptional communication, with weekly coordination meetings, stakeholder engagement and real-time digital transparency through Procore, OpenSpace, drones and BIM tools. This elevated level of collaboration enabled quick decision-making, seamless integration of design changes, and proactive solutions to hidden conditions discovered early in construction.

Executing the work within a tight urban site was an extraordinary challenge. With little laydown space, active city streets, and members using the facility daily, logistics had to be perfect. The team implemented just-in-time deliveries, off-site material storage, temporary barriers, rerouted pedestrian paths, and strategic fire separations to keep the building operational. Major system tie-ins required sidewalk and road closures coordinated well in advance to minimize community disruption. At the same time, crews navigated deteriorating infrastructure, failing MEP systems and environmental hazards like lead and asbestos—issues that could have derailed the schedule without the team’s urgency and technical precision.

Throughout this entire renovation and expansion, the YMCA remained open to members, staff and program participants. The Granger team faced several issues that required unique solutions, such as working around critical utility lead lines running directly through active construction zones by building temporary structures around them until they could be replaced nearly a year later. The team also integrated new systems into older infrastructure, upgraded envelope performance using drones equipped with thermal imaging, and coordinated high-end finishes and new program spaces—all while ensuring the YMCA’s membership actually increased during construction.

Despite the significant constraints, the accelerated schedule and the many logistical and procurement challenges, the team exceeded expectations at every turn. The result is a dramatically improved, amenity-rich facility with modern wellness spaces, enhanced accessibility, community education areas, and renewed presence in downtown Jackson. More than a construction project, this transformation strengthens the YMCA’s ability to serve its members and expands its reach as a vital community resource—delivering a facility that honors its past while creating new opportunities for the future.
